Tanya talks about the Williams Lake market activity during the past ten days….



Tanya Rankin: Good morning! It’s Tanya Rankin in beautiful Williams Lake. Wanted to give you a quick overview of the past ten days activity. I know that it’s something that I like to do every few weeks that. It’s one thing for me to talk about what I’m seeing in the market and the trans I feel are happening but numbers always speaking for themselves. And in the past ten days we’ve had 26 new listings, we’ve had 22 price reductions and 8 properties that have successfully sold. So over the course of the past three or four months while I’ve been talking about different trans I would say were noticing that the list to sale percentages slightly down now and that’s not that unusual as were in the hotter time in the summer months people they don’t have to sell or don’t have to look. They hold off until the early fall weather approaches so if your thinking of selling it’s probably a really great time to get your place ready and start moving in that direction. Tanya talks about how here in Williams Lake it’s not that common for personal possessions to be part of the contract of purchase and sale.



Tanya Rankin: Good morning! It’s Tanya Rankin. Had an offer come in this weekend on a property. And I didn’t right the offer I was the selling agent but the offer came in and they asked for a lot of personal items that the homeowner has and. In this case the homeowner got really offended by that and felt that they had their home for sale but not their personal possession and they actually rejected the entire offer based on that. And I try to express you know never take an offer personally. It’s a lot better to just take the offer for what it is and adjusted to what suits your requirements. But I guess realistically most of the time people don’t ask for personal items. You never know if maybe they were a family heirloom or passed down from grandma to the children. So usually when your making an offer to purchase real estate. Try to remember that it’s about the real estate but on the flip side. If somebody falls in love with your stuff take it as a compliment that you got great taste. It’s not meant to offend you at all. Now on that note if you have any questions. Tanya Rankin: Good morning! It’s Tanya Rankin in Williams Lake. Had to believe a situation arise last week where had an accepted offer on a home subject has been removed so was unconditional. And all along the new buyer had expressed that they will be moving into the upstairs. And it was a home had an upstairs and the downstairs has a basement suite. And coincidently that basement suite through the process at looking at it and removing subjects has been empty. And the current home owner thought that they will just doing the new home owner a favor and decided to go ahead and put a tenant into the basement suite without discussing it with anybody including me as the realtor and unfortunately the new home owner had decided that they will move into the basement suite and leave the upstairs tenant as is. So it cause a little bit of commotion and a bit of a panic and certainly a bit of an awkward situation for the current home owner because to end up having to go and see if the new tenant in the downstairs basement suite will be willing to move to another one of his properties because we needed vacant possession of that space. And all worked out and we are really really lucky the downstairs are the new downstairs tenant was really understanding they’d only been in there for two or three days ended up moving to the other property and it’s gonna register and everything’s gonna go ahead as plan without any major problems but just want to express how important it is whether you think you are doing somebody else a favor just being helpful. Express what your thoughts are to your realtor and to all the parties involve before you go ahead and do that to avoid any major catasthrope or even just a little bit of awkwardness. Tanya video blogs about the past 10 days activity and what its going to take…



Tanya Rankin: Good morning! It’s Tanya Rankin in Williams Lake. Don’t normally do a mid-week video blog. But I was going through the MLS stats and data late last night and analyzing just the different trans and changes that I’m seeing in the market place. And I always look at the past 10 days data when I’m doing that. And I thought that it was a bit interesting so we wanted to share it with you. That there’s been 25 new listings which is quite normal, 11 homes that have successfully sold but 27 price reductions. What’s that telling me is that a lot of people are realizing that in order to get the buyers into their home and get it successfully sold their needing to adjust their price a little bit. And it’s nothing to be alarmed about, there’s still lots of good strong activity in the market and actually lots of buyer out there. But they’re extremely picky on price. So if your thinking that you want to get your homes sold and your thinking about calling someone to give you an evaluation. It’s so important that you don’t use old data. Four, five, six months ago that’s too old now. We need to use current sales data and analyze it from that point so that we can price your property really sharp and get a successful sale. Tanya talks about how its tempting to build away, but there are some improvements that simply don’t get you your money back….



Tanya Rankin : Good Morning! It’s Tanya Rankin in Williams Lake. When your thinking of adding on to your home or building a separate detached garage or separate games room or anything that’s a major structure that your going to consider adding to your property. It’s really important you consider whether or not your neighborhood can demand that extra value your gonna need on the re-sale side. Had some people that thought they should go ahead and build a separate detached garage and put a nice big games room on top and it was an awesome idea and I’m sure it won’t have brought the family a lot of pleasure. But ultimately they aren’t gonna stay in that house forever and they just wouldn’t be able to get their value out and a lot of the older more established neighborhoods here in Williams Lake. We have to be careful of the investment we put in if were hoping to get it back out. So on that note at any time that your thinking of doing a major investment in your home really look at what your neighborhood looks like, what your neighborhood can demand and what the top dollar things selling in that area are. Tanya Rankin: Good morning. It’s Tanya Rankin in beautiful Williams Lake. Were coming out of an amazing weekend weather wise. It was just phenomenal there was still a fair amount happening in the real estate market but I kind a thought maybe it will be a good time to refresh you on and give you an updates to whats happened in the past ten days. I did it a few weeks ago back and I’m getting a lot of people that are asking me. What’s happening in the market? So it’s the easiest way for me to give you a quick synopsis is to tell you what we’ve had transpire. So we’ve had in the last ten days we’ve had 27 new listings, we’ve had 10 price reductions and 11 sales. So once again you can see that our supply is a little bit higher than what were actually getting sold right now. And that’s not that unusual at this time of the year. So I want to make sure that you realize that. First of all the long weekend and the stampede weekend here always slows things down a little bit. Most people want to get out and enjoy the weather as well as the all activities that we have and then the last probably for 5 days with extremely hot weather. That kind a happens so not surprising that were seeing that the supplies creeping up and that their sales are a little bit lower. But as we move further into the summer weather and getting closer to fall people wanting to get settled and organize for back to school. We’re gonna see that become a little bit more balanced again. Time To Embrace HST

Tanya talks about HST and where to get information…



Tanya Rankin: Good Morning! It’s Tanya Rankin in beautiful Williams Lake. Couple things that I wanted to mention this morning. Of course one is it’s time for us to embrace the HST. And a lot of people are still a little unsure to how that HST is gonna apply to real estate as well as the real estate fees. So, I think the best advice that I can give you is probably make a phone call to your accountant. They probably have the most up to date information as well as they’ll government HST hotline that you can call in to get it off to the internet. And the one thing is HST is not going to apply to used housing. So, a lot of people are thinking “oh my house may not sell or I wish it sold before July 1st”. Because they don’t want that HST to be applied to the purchased price but HST on new housing will not be applicable. Okay, so you can at least rest easy on that. And the other thing that probably you want to look into is how it’s gonna applied to real estate fees. So if you are working with a realtor that HST is gonna be applicable now to the fee that your paying them. So on that note if you have any questions. Tanya talks about the home inspection and how it is not intended to scare the seller or buyer, but the inspection almost always finds a few issues…




Tanya Rankin: Good Morning. It’s Tanya Rankin in beautiful William Lakes. It’s been a little bit since I blog due to some technical difficulties last week with our little video camera so I apologized for that. But I wanted to talk to about home inspections. I guess what I’ve been thinking about a lot is that people is, often the seller thinks will go in to a home inspection and there won’t be anything that will comes up. They say what will be a wrong in our home. But I guess I want you to think that there’s always something. There’s always something unexpected that comes up. It’s very rare that I’ve ever had a home inspection go through that he said everything is perfect. We’re usually dealing with older homes here in the Cariboo, they are not new construction so there’s something small issues that arise and often sometimes there’s the add big ones as well. One thing to keep in mind when were doing a home inspection is a lot of the things have probably been addressed at the time when the realtor priced the property. So for example a roof often it’s obvious if that roof’s gonna need a replacing and that isn’t necessarily something even though the home inspector points it out, it’s not a surprise. That’s why that property was priced the way it was to start with. And from a buyers perspective, just try to keep in perspective that a home inspectors job is to point out any deficiencies in a home and things that can be improve upon. But its not to alarm you or scare you. Whenever there’s an issue arises we can usually work through them together. So I think keep that in mind whenever having an home inspection done, realize there’s going to be stuff that comes up, if there’s something that’s quite a concern address it with your realtor and we’ll work through it together so that we can still have a positive result for both parties. Tanya discusses the current real estate market in Williams Lake and the importance of pricing your home right.



Tanya Rankin: Hi it’s Tanya Rankin in Williams Lake. What I wanted to do today is was just give you a quick little recap and synopsis of what has transpire over the past ten days in our Williams Lake Real Estate Market. We’ve had 37 new listings come on the market. We’ve had 20 price reductions and 16 sales. So what thats telling me because a lot of people around asking oh the market is soft, is it slow or is anything selling and whats that telling me is that the market is still have some strong activity in it but you have to be price right to sell. And that 20 price reductions just saying there’s a lot of people that were still hoping they could maybe demand just a little bit above what they probably should be listed at and starting to realize that they’ve got to get their price at down at downward pressure happening and we don’t want to be chasing prices.
